The property is zoned R1 - residential single family. An unpaved access road owned by the town runs along the western edge of the property, and city water and sewer services extend along the easement.

This property would provide us with lots of room for gardening, and is only a short walk from downtown Penn Yan. The land slopes down gently from the southern boundary line, with a nice amount of flat land available on the north side, near the entrance. Soil testing has not yet been conducted on the property, and it is not fenced.
